Step 1: Strategy Session

We start with your goals. Are you prioritizing top dollar, a fast sale, a specific move-out timeline, or a balance? Your answer shapes everything that follows. We will also talk through your next move, since timing your sale and purchase matters.

Step 2: Pricing It Right

Pricing is the single biggest factor in a successful sale. Price too high and the home sits, drawing lowball offers. Price it right and you create competition.

I prepare a detailed comparative market analysis (CMA) using recent comparable sales, current competition, and local market conditions specific to your neighborhood. The DMV market can vary block by block, so local accuracy matters.

We will look at:

  • Recent sold prices for comparable homes nearby
  • Active and pending listings you are competing with
  • Days on market and price trends in your area
  • The realistic range that attracts strong, qualified buyers

Step 3: Prep, Repairs & Staging
